Company director mortgages, explained clearly.
Company directors don't always have a simple payslip story. We help you understand how different lenders may assess salary, dividends and, in some circumstances, business profit before deciding on the right application approach.
Discuss your income ↗What lenders may consider.
Some lenders assess directors using salary and dividends. Others may, in appropriate cases, consider a share of company profits or different trading evidence. The details depend on shareholding, trading history and the individual lender's policy.
We can review your accounts, tax calculations and personal income documents to help identify lenders whose published criteria fit your situation. We cannot promise that retained profit will be accepted by any particular lender.
Getting the full picture.
Can a company director get a mortgage with a low salary?+
Possibly. Some lenders include dividends or other qualifying income; others take different approaches. We would need to review the figures and the lender criteria.
Can a lender use retained company profit?+
Some lenders may assess company profits for eligible directors, but this is not universal. Shareholding, trading history and the company's financial position matter.
Do I need two or more years of accounts?+
Many lenders ask for a trading history, but criteria differ. Shorter histories can be more restrictive; we can discuss what's available without guaranteeing an approval.
Salary, dividends and profit are different figures.
Tell the adviser your ownership share, how long the business has traded, the accounting year end and how money is drawn. Avoid adding dividends to an overlapping profit figure yourself; the lender’s assessment method determines which figures can be used.
If the latest filed accounts do not reflect a recent change, explain what changed and provide current supporting evidence. An accountant can clarify business figures and tax; the mortgage adviser considers how lender criteria apply.
