Good to know.
What makes a mortgage specialist?
Complex income, credit history, employment arrangements or property construction can all require specialist underwriting.
Is a specialist mortgage more expensive?
It depends on the case and the lenders available; our advisers can explain the overall costs and alternatives.
Identify the issue before selecting a lender
An unusual property, a historic credit problem and a short trading history are different underwriting questions. Explain the specific issue at the start and supply supporting evidence. A generic eligibility promise is not a substitute for checking current lender requirements.
Follow the guide that fits the case
For credit issues, establish dates and settlement status. For new-build or self-build projects, focus on completion and funding stages. For a non-standard property, provide the construction and survey information. We can then discuss realistic next steps and whether further specialist input is needed.
